Job Description The Maintenance Technician III is responsible for providing an exceptional and consistent customer service experience in all interactions with residents of the Single-Family Rental Community (SFRC). They will be responsible for the completion of all maintenance requests/work orders on occupied homes and properties for our Single-Family Rental Communities in Richmond (Veranda), Katy (Peek Road), and Tomball (Willow Creek).This position will drive one of our vans so you must have a clean driving record and a valid driver's license. Essential Duties and Responsibilities include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.Respond to and complete work orders in a professional and timely manner, while following Tricon's standard operating procedures, code compliance, and safety guidelines.Provide exceptional customer service when interacting with residents and vendorsCourteous and prompt communication with team members and managementPerform and track all preventative maintenance and risk management needs in all common areas, amenities, and buildingsPractice cost-containment and expense control by repairing instead of replacing parts whenever possible, minimizing waste, and using or requesting the proper equipment/tools.Assist with make ready/unit touch-up cleaning procedures and/or work orders as needed or requested, including but not limited to:Install and/or troubleshoot smart home technology - program front door locks, leak sensors, and thermostatsInstall EV car chargers as neededUtilize Inside Maps technology to photograph new homes and inventory all assetsTroubleshoot and repair HVAC systemsReplace electrical circuit breakersClean/replace faucets, sinks, drains, toilets, water heaters, disposals and sump pumps to include minor plumbing repairsCaulk and grout, as neededTest for current, replace receptacles and GFCI'sReplace light fixtures, ceiling fans switches, outlets and perform other minor electrical workRepair/install strikers, latches, hinges, doorknobs, locksets and lockboxesRepair/replace/rescreen window screensInstall pre-hung doors and repair/install windows, panes and blindsReplace baseboards, door casings and moldingsInstall/repair cabinet doors, hinges and fixturesPatch holes touch up and paint propertiesProactively assist with the maintenance and cleanliness of the amenity areas, common areas, and grounds throughout each property (including but not limited to power washing, blowing, sweeping, basic cleaning, removal of trash/construction debris/pet waste, and touch up painting of signage, curbs, doors, and walls as needed.)Attend and assist in community functions such as resident events and grand openingsConsistently maintains a safe and clean working environmentMaintain the shop/work area and keep inventory log of items used; being proactive in supply replenishment requestsCapture timesheets and enter all required data into work orders in an accurate and timely manner.Accurately utilize technology (inventory tracking system, work order system, company vehicles, etc.) to drive productivity and continuous improvement of maintenance service to our residents Qualifications: Skilled in repair and maintenance of household HVAC systemsExperience with basic residential electrical servicesAbility to work on-call and overtime hours as neededExperience with residential handyman tasks/projectsAbility to correspond (in writing and verbally) effectively with residents, management, team members, and vendorsExperience in the installation, maintenance, troubleshooting and repair of plumbing and electrical systems is a plusWork safely, wearing Personal Protective Equipment Minimum Requirements: High school diploma or GEDEPA 608 Certification for Refrigerant Management (At least Type II or Universal Certification required)2 years maintenance/construction backgroundValid Driver's License to operate golf carts and company vehiclesDaily travel between propertiesMust be able to work in environmentally and physically challenging working conditionsMust be able to lift objects weighing 50lbs or more regularlyMust be able to effectively communicate via written notes on individual work ordersMust be available to work a rotating "on call" schedule including weekends Preferred Requirements: Bi-lingualProfessional certifications (electrical, plumbing, etc.)Bachelors Degree or aboveMultifamily maintenance experience Physical Demands: The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job, including:Frequently required to sit; talk; and hear.Occasionally required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; and stoop; kneel; or crouch.Occasionally lift and/or move up to 25 pounds.Vision abilities required by this job include close vision, distance vision and depth perception.At Tricon Residential, we know that the best ideas happen when people bring their uniqueness to work with them.
